What does the law actually require of you?
If you let residential property in England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR at least every five years, a copy given to tenants within 28 days of inspection, and any C1 or C2 defects remediated within 28 days. Local authorities can fine landlords up to £30,000 per breach.
If you run a business, school or care home, the Electricity at Work Regulations 1989 place a duty on you to maintain electrical systems so as to prevent danger. A current EICR — backed by emergency lighting and fire alarm certificates where those systems exist — is the accepted way to evidence that duty to the HSE, your insurer and anyone else who asks.

Compliance fails quietly. A certificate expires, nobody notices, and the gap only surfaces when an insurer, an auditor or a tenant's solicitor asks for the paperwork. What happens if an EICR comes back unsatisfactory?
For rented homes in England, C1 and C2 defects must be put right within 28 days, or sooner if the report specifies. Because we carry out remedial works ourselves, we price the fixes from our own report, complete them within the deadline and issue written confirmation — no second contractor, no re-explaining the findings.
How do the renewal reminders actually work?
Every certificate we issue — EICR, emergency lighting or fire alarm — goes onto a renewal register with its expiry date. We contact you well ahead of that date to book the re-inspection, so certificates are renewed before they lapse rather than after someone notices.
Can you test occupied buildings without shutting them down?
