EICR Testing in Stamford — Specialists in Period and Listed Buildings
As an NICEIC Approved Contractor, LS Elec carries out electrical installation condition reports across Stamford and the Rutland fringe, with the care Georgian stonework and conservation-area homes demand. Fixed quotes, usually within the hour.

Stamford is not a typical inspection patch. England's first designated conservation area, with streets of Georgian stone terraces and hundreds of listed buildings, has electrical installations as layered as its architecture — circuits added decade by decade, cables buried in lime plaster and thick limestone walls, and consumer units tucked into cellars and under-stair cupboards that were never designed to hold them.
An EICR in a building like this rewards experience. The inspector needs to recognise older wiring systems on sight, know where to sample without disturbing original fabric, and record defects in a way that leads to proportionate, sympathetic remedial work — not a blanket recommendation to strip everything out.
LS Elec is an NICEIC Approved Contractor working purely in electrical compliance: inspection, testing, certification and remedial works. We produce EICRs for landlords, holiday-let owners and letting agents across Stamford and the villages just over the Rutland border.

Why old buildings deserve a careful inspector
Period installations hide things a modern semi never will. Rubber-insulated cable still live behind skirting boards. Rewireable fuse boards serving circuits with no RCD protection. Earthing and bonding that predates current requirements, and generations of additions made by whoever owned the house last. None of this is unusual in a Georgian terrace — but each item needs to be found, tested and coded honestly.
Our method is built for that. We agree the extent of sampling and access before we arrive, plan around sensitive finishes, and use thermal imaging to spot overheating terminations behind panelling without opening it up. When remedial work follows, cable routes and fixings are chosen to respect the building, not fight it.
What your Stamford EICR includes
Every report is an inspection and test to BS 7671, the 18th Edition of the Wiring Regulations. We examine the consumer unit, earthing and bonding, the condition of the fixed wiring and a sample of accessories, then test each circuit for the faults you cannot see — insulation breakdown, poor connections, missing protection.
Each observation is coded C1, C2, C3 or FI, with a plain-English note on what it means and what, if anything, needs to happen next. If the report is unsatisfactory, we quote the remedial works ourselves — one fixed price, one team, and a clear route back to a satisfactory certificate.
Letting in Stamford? Your legal position, plainly
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to hold a satisfactory EICR, renewed at least every five years, and to give tenants a copy within 28 days of the inspection. C1 and C2 defects — and anything marked for further investigation — must be put right within 28 days, or sooner if the report says so. Local authorities can fine landlords up to £30,000 for non-compliance.
We keep that machinery running quietly in the background: reports issued promptly in digital form for tenants and agents, remedials scheduled inside the deadline, and written confirmation supplied once the work is done. Letting agents managing several Stamford properties can hand us the whole portfolio and stop chasing dates.
Holiday lets and the Rutland fringe
Stamford's stone townhouses and cottages make popular short lets, and guests bring the same electrical risks as tenants — with insurers and booking platforms increasingly expecting a current satisfactory EICR as evidence the installation is safe. We inspect holiday lets with changeover days in mind, working around bookings rather than through them.
Coverage runs beyond the town itself: Ketton, Ryhall, Tinwell, Great Casterton, Empingham and the other villages on the Rutland fringe, alongside Market Deeping, Bourne, Peterborough and the wider area.

FAQ
Good questions we hear a lot
Is an EICR different for a listed or conservation-area building?
The standard is the same — every EICR is carried out to BS 7671, the 18th Edition of the Wiring Regulations. What changes is the approach. We agree the extent of sampling and access with you before we start, use non-invasive methods such as thermal imaging where the fabric is sensitive, and code defects so that remedial work can be planned sympathetically rather than defaulting to wholesale replacement.
My Stamford property is a holiday let, not a tenancy. Do I still need an EICR?
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 were written for private tenancies, so a typical holiday let usually sits outside them. You still owe paying guests a duty of care, though, and insurers and booking platforms increasingly ask for a current satisfactory EICR. A recent report is the simplest way to evidence that the installation is safe.
What happens if you find C1 or C2 defects in my rental?
A C1 means danger is present, so we make it safe on the spot wherever possible and tell you immediately. Under the 2020 Regulations, C1 and C2 defects must be remediated within 28 days — or sooner if the report specifies — with written confirmation to follow. Because we carry out remedial works ourselves, one fixed quote usually takes you from unsatisfactory to satisfactory without hunting for a second contractor.
Will the inspection damage plasterwork, panelling or stonework?
No. An EICR is chiefly testing at the consumer unit and accessories plus close visual inspection of what is accessible. Where we need to see further, we agree it with you first, and thermal imaging lets us check for overheating connections behind sensitive surfaces without opening them up. Anything we lift or unscrew is reinstated before we leave.
